Hey, interesting data facts about For-Sale-by Owners...Every profession has their tools for the trade they are in. A realtor pays to be licensed and for tools to do their job. They see the market behind the scenes, the data that is not public. This data helps them determine value and price. With a market that changes as quick as ours it is highly likely that a For Sale by Owner can price their home incorrectly to high and/or to low.
Example: In May I listed a home. We needed a few weeks to clear out the estate and prepare it to list. The comps came in around $559,000. Within those few weeks of preparing the home a few more homes closed giving the seller more comps to use. With the data I have as a Realtor I could see that the home was priced to low. We raised the selling price to $589,000 and it closed at $610,000. Question, how can a For-Sale-By-Owner know this??? Most For-Sale-By-Owners are not going to get multiple offers to choose from. The reason is simple, they don't get the traffic meaning they are not seen by thousands of buyers.
