I want to share some information that real estate agents typically don't share. In doing this I hope to earn your trust should you ever decide to sell your home using a local expert. Hopefully you will see that I do business a little differently.
Here is what other agents will tell you:
"You'll never be able to sell your home without an agent."
--Not true, selling your home without an agent is very possible, especially as the market recovers in Northern Utah.
"You'll never be able to complete the paperwork."
--While the paperwork can be extensive, you can either be extremely careful or find someone like an attorney or real estate agent who will help you for a flat fee.
--These days you can list your home on Zillow, Craigslist, YouTube, KSL and Marketplace.
Know what your getting into
If at any time you have any questions regarding the home selling process I would be happy to help however possible. There are many things to consider such as disclosures, buyer financing, marketing, pricing, answering calls, setting up appointments. Be prepared when some potential buyers don't follow through. You will also find that most home buyers are working with an agent because there is no cost to the buyer for these services. If you haven't already done so you should consider whether you are willing to pay the buyer's agent a commission.

PLEASE NOTE: Homes are selling fast, ...I recently listed a home in Bluffdale. Signed the contract on a Monday, did pictures and virtual tour on a Tuesday, planned an open house for the following Saturday, sent out 250 flyers, had it on the MLS by Wednesday .. We had 33 showings, and multiple offers exceeding asking price. We went under contract Saturday, the same day as the open house and with a back up offer.

The multiple listing service known as the MLS is pricless. Once in the MLS, a home is sent out to dozens upon dozens of online sites and into buyer agents’ hands, so your home always has a steady influx of foot traffic in showings and open houses. A Realtor has the tools and data to search so pricing the home is validated by facts and data. Example this listing the owners were going to sell for $360,000. They were going to work with a Buyer's agent if an agent brought a buyer. I was able to do the research and bring data that supported listing the home for $375,000. It is also a fact that sellers most of the time leave money on the table simply because they do not know. Oh, we got a full price offer with a 30 day closing...

The presentation is everything. Homebuyers are attracted to clean, spacious and attractive houses. Your goal is to dazzle buyers.
2. Price Your Home Right
Careful not to overprice your home. Over-pricing when you sell a home reduces buyer interest, makes competing homes look like better values, and can lead to mortgage rejections once the appraisal is in.
3. Market Your Home for Sale
Exposure, exposure, exposure. That’s how a Realtor sells a home fast.

6. Yard Signs

7. Home Brochures - Flyers, Information Sheets
It is a good idea to create an information sheet (with a photo) about your home to give potential buyers. Consider printing copies of your ad from For Sale By Owner.com to give to people who visit your home.
8. Organize the paperwork you will need for the sale of your home...
9. Consider targeting buyer's agents with your marketing and offering additional compensation to lure a buyer's agent to show your home. Remember, most buyers have an agent.
